Normally you would use a commercial real estate broker/agent to make calls and dig up sublease deals, but there are few things you can do yourself. First I'd use loopnet.com. Search on properties for lease. There is a [keywords] box on the search form. Go ahead and type in the work "sublease" to refine your search results. This should get you a list of properties and prices. Another thing you can do is use Craigslist.org . Go to your City, then under Housing, click on Office / Commercial. You can search for the word "sublease" and hopefully get some listings. If you are looking for a very specific type of sublease, you might want to put an add in Craigslist Office/Commercial section with your requirements.
